How the estimate works

The calculator multiplies the affected area by a per-square-foot rate that reflects how hard the material is to remediate. Surface mold on sealed walls or tile is cheapest; porous materials like drywall, carpet, and insulation cost more because they're removed and replaced; structural involvement — framing, subfloor, roof sheathing — is the most labor-intensive. It then adds surcharges for black or toxic-appearing mold, for active water intrusion, and for crawl space vapor barrier or encapsulation work, which is the most common add-on in this county by a wide margin.

Why Vancouver is its own market

Two local factors move pricing more than anything else. The first is crawl space access: a 36-inch space with a hatch near the problem is a different job from an 18-inch space where a technician drags equipment forty feet on their back, and Clark County has plenty of both. The second is that our wet season is long enough that jobs found in February usually involve more affected material than the same problem caught in September.
