Why bathrooms are worse here than you would think

Every bathroom in every climate makes steam. What makes Vancouver's different is what happens next. In a dry climate, moisture that escapes the fan gets absorbed by indoor air that has room for it and dissipates. Here, from October through May, the whole house is already sitting at elevated humidity, outdoor air is near saturation, and nobody opens a window. The moisture has nowhere to go. Surfaces stay damp between showers instead of drying out, and mold only needs a surface to stay above roughly 60 percent humidity to get going.

Add the housing stock. The pre-1930 bungalows around Hough, Arnada, and Shumway frequently have bathrooms that were retrofitted into houses built without one, often with no mechanical ventilation at all, an original single-pane window that runs with condensation, and plaster walls behind the tile. Mid-century ranches across Hazel Dell got fans, but usually undersized ones on no timer. Newer, tighter homes in Orchards and Fisher's Landing have the opposite issue: the envelope is sealed well enough that without the fan running, moisture genuinely has no escape path at all.

Surface mold vs. the kind that costs money

Most bathroom mold is superficial — dark growth in grout lines, along the caulk bead at the tub or shower base, and in the corners of the ceiling above the shower head. That is unpleasant, it is treatable, and a homeowner can often handle it. The version that matters is what happens when water has been getting behind the surface for a while.

  • Failed caulk or grout at the tub-to-wall joint letting water into the wall cavity on every shower.
  • A slow supply or drain leak under the sink or behind the toilet, feeding the subfloor for months before a soft spot appears.
  • A wax-ring failure at the toilet flange, which soaks the subfloor sheet and the joists below and is the most common source of serious bathroom rot in older Vancouver homes.
  • Water-damaged drywall behind tile, especially where regular drywall was used instead of cement board in a 1980s or 1990s remodel.

The distinguishing signs: tile or grout that feels spongy or has cracked in a line, a floor that gives near the toilet or tub, a persistent smell that survives cleaning, staining on the ceiling of the room below, or growth that comes back within a couple of weeks of being cleaned. Any of those means it is not a surface problem.

The fix, and why the fan is the real fix

Removal itself is straightforward: contain if the area is significant, remove affected caulk, grout, drywall, or flooring, clean and treat what stays, dry it out, and rebuild with the right materials — cement board or a proper waterproof membrane behind tile, mold-resistant drywall on the walls, fresh flexible caulk at every change of plane. But if the ventilation does not change, you will be doing it again.

The ventilation checklist for a Vancouver bathroom: the fan should be rated for at least 1 CFM per square foot of floor area, with 50 CFM as a practical floor and more for a large or enclosed bathroom. It must be ducted with insulated duct to an exterior cap through the roof or wall — never into the attic, which is how you convert a bathroom problem into an attic mold problem. Run it during the shower and for at least 20 minutes after; a humidity-sensing switch or a simple timer is the single best upgrade most local homeowners can make. And leave the shower door or curtain open afterward so the enclosure can dry.

Kitchens, laundry rooms, and the other damp corners

Kitchens generate less steam than bathrooms but hide leaks better. The classic Vancouver find is the cabinet under the sink: a slow drain or supply drip, particleboard cabinet base, and a door that stays closed, which is a perfect little incubator. Behind and under the dishwasher and the refrigerator ice line are the next two. In laundry rooms, the recurring issue is a dryer vent that has come loose or, in older homes, was never run to the exterior at all. Front-load washers add their own: the door gasket and detergent drawer grow mold readily if the door is kept shut in a room that never dries out. Leave the door ajar between loads — genuinely effective, and free.

What it costs

Surface cleaning and re-caulking a shower is often a few hundred dollars, or a weekend for a confident homeowner. Removing and replacing tile and backer on one wall of a shower typically runs $1,500–4,000. Once the subfloor is involved — a failed toilet flange that reached the joists, for example — you are into $3,000–8,000 or more, because the repair is as much carpentry as remediation. Ventilation upgrades are the bargain of the category: a properly sized fan with a humidity sensor, correctly ducted to the exterior, generally runs $400–900 installed and prevents the recurrence of everything above.

The winter window habit that actually helps

One small thing worth adopting between October and May: after the fan has run its twenty minutes and the mirror has cleared, crack the bathroom window for a few minutes anyway if you have one. Yes, the outside air is humid — but it is cold, and cold air holds far less total moisture than the warm saturated air sitting in your bathroom. Once it warms to room temperature, its relative humidity drops sharply and it can absorb more. This is the same principle that makes winter ventilation work for the house generally, and it is why "the air outside is wet so ventilating is pointless" is a half-truth that costs Pacific Northwest homeowners a lot of avoidable mold.

The same logic applies to running a bathroom fan at all in December. It is not wasted effort, and it is not making the house damper. It is one of the few reliably effective moisture controls you have.
