What makes commercial different

The science is the same. The constraints are not. A commercial project carries obligations a house does not: occupants who are not your family, tenants with lease rights, employees covered by workplace safety rules, customers who notice plastic sheeting, and an insurer or a landlord who will want documentation of what was found and what was done. Scheduling around operating hours, isolating work zones so the rest of the space stays open, and producing a clean paper trail are usually as important as the remediation itself.

The property types we get called about in Clark County

  • Multifamily and rentals. The largest category by volume across Vancouver, and the one with the most legal texture — see below.
  • Older downtown commercial buildings. The brick and masonry stock around Esther Short and Main Street has genuine charm and genuine moisture behavior: masonry wicks, older roofs and parapets leak, and basements under these buildings sit low near the river.
  • Offices and tech space. The Columbia Tech Center and the east-side corridors are full of 1990s and 2000s tilt-up and light-commercial construction where the recurring finds are roof leaks over drop ceilings and long-running HVAC condensation problems.
  • Restaurants and food service. Constant water use, high humidity, grease-laden surfaces, and health-department exposure. These jobs almost always have to happen overnight.

Landlords, tenants, and Washington law

This comes up constantly and is worth stating plainly. Washington's Residential Landlord-Tenant Act, RCW 59.18, sets two relevant duties. First, under RCW 59.18.060(13), landlords must give tenants information about indoor mold health hazards, using material provided or approved by the Washington State Department of Health — a landlord-written addendum does not satisfy it unless it incorporates the DOH-approved content. Second, the broader habitability duty requires landlords to keep roofs, walls, windows, plumbing, and structural components in reasonably good repair and the unit weathertight.

What Washington does not have is a numeric mold standard. There is no legal spore count that defines a violation. Liability follows the moisture source: mold caused by a leaking roof, failed plumbing, or a defective bathroom fan is the landlord's to fix, while mold caused by a tenant never running the fan or blocking vents is generally the tenant's responsibility. After proper written notice and missed statutory deadlines, tenants have real remedies under RCW 59.18, including repair-and-deduct and lease termination.

The practical advice for Clark County landlords: respond in writing and quickly, document the moisture source, and keep the remediation invoice. In this climate, mold in a rental is a question of when rather than if, and most disputes that become expensive got there through slow or undocumented handling, not through the mold itself.   1. Assessment and written scope, including a plan for occupant communication. On a tenant-occupied building, deciding what gets told to whom, and when, is part of the job.
  2. Zoned containment with negative air, hard barriers where the public will see them, and building HVAC isolated so the system is not distributing spores to unaffected suites.
  3. Scheduling around operations. Nights and weekends for retail and food service; phased floor-by-floor or suite-by-suite for offices and multifamily.
  4. Worker safety compliance. Washington workplaces fall under WISHA, administered by Labor & Industries, which incorporates federal OSHA standards. Respiratory protection, hazard communication, and the rest apply to the crew on your property.
  5. Source correction — roof, plumbing, envelope, or HVAC — coordinated with your other trades.
  6. Clearance testing and a documentation package you can hand to an insurer, a tenant, a buyer, or your own board.

Cost and timelines

Commercial pricing varies more widely than residential because access, occupancy, and after-hours labor drive it as much as square footage. A single affected suite handled overnight might run a few thousand dollars; a multi-tenant building with an ongoing roof problem is a project with a project manager.
