When a house needs whole-home treatment

Very few Vancouver homes have mold literally everywhere. What is common is a single moisture mechanism that has affected several disconnected areas, which is a different problem from three separate small jobs. The situations that lead here are recognizable:

  • A crawl space that has fed the whole house. The most common local version. Stack effect pulls crawl space air upward continuously, distributing spores and odor to every floor. The visible growth may be nowhere but the joists, yet air quality is affected throughout.
  • Contaminated HVAC. Once the ductwork is involved, whatever is growing gets delivered to every register in the house. Frequently paired with the crawl space problem, since so much local ductwork runs down there.
  • A vacant or deferred-maintenance property. Foreclosures, inherited homes, and rentals that sat unheated through a Vancouver winter. No heat plus no air movement plus eight months of damp is enough on its own.
  • A large water loss found late. A roof or supply-line failure that ran for weeks while nobody was home.
  • A failed previous remediation. Someone cleaned the visible growth and never corrected the moisture, so it returned in more places.

How a large project gets organized

The difference between a whole-home project and a set of small ones is sequencing. Done right, the house is assessed as one system, the work is staged so clean areas are not recontaminated, and the moisture correction happens before anything gets closed up.

  1. Comprehensive assessment. Every level including crawl space and attic, moisture mapping throughout, HVAC inspection, and usually multiple air samples to establish a baseline against an outdoor control.
  2. A written, phased scope. On a project of this size you want a document that lists each area, the material coming out, the cleaning method, the drying plan, and the moisture corrections — not a one-line estimate.
  3. Zoned containment. Work areas are isolated one at a time, each under negative air pressure, with the HVAC system shut down and returns sealed so it is not acting as a distribution network.
  4. Source correction first. Drainage, the crawl space, ventilation, the roof — whatever is feeding it — gets addressed before the rebuild. This is the step that gets skipped on bad projects and it is the one that decides whether the money was well spent.
  5. Removal, cleaning, and structural drying, zone by zone, with documented moisture readings.
  6. HVAC cleaning where indicated. Duct cleaning is oversold in general but genuinely warranted when a system has been circulating contaminated air.
  7. Third-party clearance testing. On a project this size, have someone other than the remediation contractor verify the result. It is a small line item that protects a large investment.
  8. Rebuild.

Can you stay in the house?

Often, yes, if the work is zoned and the containment is properly maintained — families live through single-zone projects regularly. Relocation makes sense when several zones run concurrently, when the HVAC is down for an extended stretch during the heating season, or when someone in the household has asthma, an immune condition, or a known mold sensitivity. If you carry loss-of-use coverage and the project follows a covered water loss, temporary housing may be reimbursable; ask your adjuster early rather than after you have booked something.

Cost, honestly

Whole-home projects in Clark County commonly land in the $10,000–30,000 range, and larger homes or heavy structural involvement go beyond it. That number typically includes several distinct pieces of work: crawl space remediation and encapsulation, attic remediation and ventilation correction, interior removal and rebuild, HVAC cleaning, drainage or grading work outside, and testing at both ends. Ask for it broken out that way. A single lump sum on a five-figure project makes it impossible to compare bids or to phase the work if you need to spread it across two budget years — and phasing is often reasonable, as long as the moisture source is corrected in phase one.

What separates a good bid from a bad one

On a large project, the quality signals are consistent. A good bid names the moisture source explicitly and prices the correction. It specifies containment and negative air, not just "cleaning." It commits to drying to measured targets rather than to a number of days. It includes or recommends independent clearance testing. It comes from a contractor whose Labor & Industries registration, bond, and insurance you can verify in five minutes, and whose technicians hold IICRC certification. A bad bid is a price, a promise, and a fogging machine. Washington issues no mold-specific license, so this verification is genuinely on you — and it is worth the five minutes.
