
Mold in Orchards
Orchards spans the 98662 and 98682 ZIPs east and northeast of Vancouver and absorbed a huge share of Clark County's growth from the 1990s onward, when high-tech employment and the WSU Vancouver campus pulled population north across the river. The result is mile after mile of subdivision housing built in a compressed period, mostly two-story, mostly vinyl or hardboard siding, mostly attached garage, on relatively flat ground along the Fourth Plain and Padden Parkway corridors.
These are, on the whole, better-built houses than the pre-war stock closer to downtown. They have insulation, house wrap, correctly sized bath fans, and vapor retarders. A family of four puts several gallons of water into the air of a house every day through showering, cooking, laundry, dishwashing, houseplants, and simply breathing. In a 1920s bungalow, most of that leaked out through the building envelope without anyone thinking about it, at considerable cost in heating bills. In a 1998 Orchards two-story, it does not. If the bath fans do not run long enough, the range hood is recirculating instead of exhausting, and the windows stay shut from October to May — which they do — then indoor relative humidity climbs steadily through the wet season. By January it finds the coldest surface available and condenses there.
In practice that surface is remarkably consistent: a north-facing exterior wall behind a bed or a dresser where air cannot circulate, the inside corner of a closet on an outside wall, the window frames in a bedroom with the door closed overnight, or the ceiling of a bathroom directly under an uninsulated attic pocket. Homeowners find small black spots and reasonably assume there is a leak in the wall. Usually there is not.
The other recurring Orchards issue is the attic. Fast subdivision construction across the 1990s and 2000s produced a lot of bath fans ducted to the nearest convenient point rather than through the roof, and a lot of blown-in insulation that buried the soffit vents. Both show up as sheathing staining a decade or two later.

Growth that starts on a crawl space joist in early November is still expanding in April, which is why so many Clark County homeowners find a small problem in the fall and a much larger one in the spring.
Then July arrives and everything reverses. Vancouver's summers are genuinely dry — July averages well under half an inch of rain — and the house dries out enough that the smell fades and the visible growth goes dormant. Nothing has been fixed; the season simply changed. It is the most common reason a moisture problem goes unaddressed for years, and it is the argument for scheduling an assessment during the wet months when the house is showing what it actually does.
